Why We Turn Away Tenants – And Why They Sometimes Leave Bad ReviewsOne of the realities of being a letting agent is that not every applicant can be accepted.In fact, some of the people who leave negative reviews are not landlords or tenants we've worked with long-term, but applicants whose applications were unsuccessful.Does that make their frustration understandable? Absolutely.Does it mean we should ignore concerns raised during referencing? Absolutely not.At MyEstate, our responsibility is first and foremost to protect our landlords and their properties. Based on the current guidance, the answer appears to be yes. The responsibility is expected to sit with the landlord, not the agent. What Is the Landlord Ombudsman? The Ombudsman forms part of the Renters' Rights reforms and will provide tenants with an independant route to raise complaints about their tenancy or property management. When Will It Be Required? Current Government plans suggest: ✔ PRS Database rollout from late 2026. ✔ Ombudsman implementation after that. ✔ Mandatory membership expected from 2028. There is currently no immedaite requirement to register. What Should Landlords Be Doing Now? Rather than worrying about registration, landlords should focus on core compliance: EPC Gas Safety Certificate EICR Deposit Protection Right to Rent Checks Up-to-date tenancy paperwork Accurate record keeping How Can MyEstate Help?
