Luton's property licensing schemes cover different types of rented accommodation, so the first step for any landlord is confirming which scheme applies. Selective Licensing applies to qualifying privately rented houses and flats located within Luton's designated Town Centre and Park Town areas.

The final HMO service fee will depend on the property size, number of bedrooms, number of occupants, existing documentation and whether an inspection, floor plan or fire-safety review is required.

Important Pricing Notice

MyEstate's professional service charge is separate from Luton Borough Council's licence fee.

Council application fees, certificates, floor plans, specialist reports, fire-risk assessments and remedial works are not included unless specifically confirmed in writing.

Licence approval cannot be guaranteed because the final decision remains with Luton Borough Council.

Licensing Support for Fully Managed Properties

Landlords transferring their property to MyEstate's full-management service may qualify for a reduced or waived licence-application service charge, subject to the property passing our compliance review and the landlord entering into an agreed minimum management term.

Any reduced or waived application charge applies only to MyEstate's professional fee. The landlord remains responsible for all council fees, certificates, inspections, remedial works and third-party charges.
